Contractor Promises vs Reality: How to Protect Yourself From Disappointment

Most contractors will tell you “No problem, we can do it” even before they fully check the job. Later, you start hearing phrases like “material don cost,” “no be our fault,” “next week,” and suddenly your simple renovation becomes stress. The truth is, verbal promises mean nothing in renovation — only what is written down matters.

Before work starts, insist on a clear scope of work. This means exactly what they will do and what they will NOT do. Don’t assume anything. If you expect painting, cleanup, debris removal, ceiling repair, electrical fixing — write it all inside. Many arguments happen because the owner thought it was “included,” but the contractor claims it wasn’t part of the agreement.

Another reality is supervision is not optional. Even good contractors relax when nobody is watching. Visit the site, ask questions, check measurements, and don’t feel shy — it’s your money. If you’re too busy, appoint someone you trust. Renovation goes wrong in silence.

Finally, know when to walk away. If a contractor lies constantly, changes price every minute, or disappears for days, don’t “manage.” Replacing a bad contractor early is cheaper than fixing bad work later.
