Creating a Basement Apartment to Help Pay the Mortgage

Converting the basement into a small apartment wasn’t something I originally planned. Rising costs nudged the idea forward, and suddenly the “storage zone” downstairs looked like potential income. I knew it would take more than paint and a mini fridge, though it meant permits, careful planning, and honest conversations with the city building department.

The layout came first. I sketched multiple versions until one finally made sense: a bedroom tucked toward the quiet end, an open living/kitchen area in the middle, and a compact bathroom near the existing plumbing. Saving on pipe runs meant saving real money.

Ceiling height was borderline, so we rerouted a couple of low ducts and used low-profile lighting instead of big fixtures. Fire egress was another key step we installed a full egress window. It brought in natural light and made the place feel less “basement-like.”

The kitchen was modest: durable cabinets, a two-burner cooktop, a small fridge, and a butcher-block counter. It didn’t scream luxury, but it felt intentional and well-built. I focused on finishes that were easy to clean and inexpensive to replace if tenants were tough on them.

The bathroom was the most technical piece. We added a macerating toilet to avoid breaking up most of the slab, and it worked surprisingly well. Waterproof wall panels replaced tile, which saved me weeks of labor.

When everything was finished and inspected, the apartment rented quickly. The rent now comfortably offsets a big portion of the mortgage.

A basement apartment can be a powerful financial tool but only if it’s done safely and legally. Planning around existing utilities, prioritizing light and ceiling height, and respecting local codes made all the difference. It’s not just extra space anymore; it’s an asset that works for us every month.
