Deciding on the focal points in every room during renovation

Creating focal points in any given room during the renovation process is important in creating visual appeal to the rooms and to build direction of space. The focal point acts as an attraction, a point that holds the room together and, more importantly, brings to the potential occupants or buyers an insight on how the space is to be utilized. Focal points should be equipped adequately to make a home that has been renovated more appealing.

Some of the common focal points in living rooms are a fireplace, statement sofa or a media wall. The contrasting colors or textures or lighting used to highlight these features creates a natural directional flow of the eye and gives the room depth. In bedrooms the bed is typically the central theme that may be augmented with an elegant headboard, fluffy bedding or accent lighting. A chandelier, a striking piece of art, or decorative centerpiece can be used in a dining room to create a source of focus.

Structural enhancements can also be used in creating focal points during renovation. Certain areas can be highlighted by using accent walls which have textured paint, wallpaper or paneling. Strategic lighting which includes spotlights, wall sconces or pendant lights also contribute to the desired focus besides providing ambiance. The layout of furniture must be in a manner that promotes the central point and not act as rivals to guarantee a harmonious look.

Focus points may also be functional. As an example, an open-plan renovation can have a kitchen island, which serves as a visual anchor and offers more space and storage. Very selectively chosen decorations surrounding the central object add to the narrative without excessive congestion of the room.

Recommendation: Focal points selection is a primary approach to renovation staging. Directing attention, improving functionality, and balancing design details, clear points of focus make interiors more interesting, systematic and pleasing to occupants or potential buyers.
