Renovation Staging effects and lighting

One of the most changing components of renovation staging is lighting. It creates atmosphere, emphasises characteristics and affects the way buyers or residents feel in a space. An executed lighting design does not only light up, but it lifts up places, making them appear bigger, warmer and friendlier.

Three key kinds of lighting exist, namely, ambient lighting, task lighting, and accent lighting. General lighting is provided by ambient lighting which is commonly in the form of ceiling lights or recessed lights. A combination of these three types results in balance and flexibility. As an example, the refurbished living room could be a blend of recessed ceiling lights and a signature floor lamp and wall sconces to create the brightness and the ambiance. Dimmers in particular are also very useful as the occupants can control the amount of light needed to be on at any given time.

These features should be emphasised in staging by ensuring that fixtures are clean and that they are functional. The use of layered lighting in showings makes it warm and the open curtains provide the mix of natural and artificial lighting. It is aimed at demonstrating the versatility: during the day it is bright and functional, and at night it is cosy and atmospheric.
