The renovation of 10 and 120 S Riverside Plaza involves two adjacent 21-story office towers situated along the west bank of the Chicago River. Collectively, these buildings offer 1.4 million square feet of office space with expansive 37,000-square-foot floor plates. Originally designed by the architectural firm SOM, 10 S Riverside Plaza was completed in 1965, while 120 S Riverside Plaza followed in 1967.

Structural and Aesthetic Enhancements
Facade and Entryway Upgrades: The renovation includes structural repairs and the addition of new entryways to modernize the buildings’ exteriors.
Expanded Lobbies: Both buildings are receiving expanded lobbies to create more welcoming and functional entry points for tenants and visitors.
Tenant Amenities: The project introduces a suite of amenities, including a tenant lounge, private outdoor spaces, and a fitness and wellness center offering services such as massage therapy, nutritional consultation, and personal training.
Landscaping and Plaza Space: Revamped landscaping and plaza areas with seating along the river aim to enhance the buildings’ surroundings and provide pleasant outdoor spaces for occupants.

Ownership: The redevelopment is led by Ivanhoé Cambridge, a global real estate firm.
Property Management: Hines, a prominent real estate investment, development, and property management firm, is overseeing the property’s management.
General Contracting: Gilbane Building Company is serving as the general contractor for the renovation work.

The complex benefits from its strategic location with proximity to various transportation options:
Public Transit: Bus routes 1, 7, 28, 60, 121, 124, 125, 126, 134, 135, 136, 151, 156, 157, and 192, along with the Blue, Brown, Orange, Pink, and Purple Lines, are all within a 10-minute walk.
Rail Access: Union Station is located immediately west of 120 S Riverside, providing access to Amtrak and Metra services. Ogilvie Transportation Center is diagonally across from 10 S Riverside.
